Board of Trustees Meeting

May 20, 2023

I. Call to Order

The meeting was called to order by association President, Bob Alimpich, at 9:03.

II. Trustees Present

Bob Alimpich, Renee Jobbit, Diana Larsson, John Medovarsky, Don McColman, Lynn Secord, Glady Stablein, Dottie Schulte, Liz Alimpich (on phone)

III. Reading of the September 24, 2022 Minutes and the April 1, 2023 Special Board Meeting Minutes.

There is a correction of a date on the Sept. 24 Minutes. It should read June 25 for a tentative date for bluff trimming. Minutes were approved by Dottie and Don seconded. All in favor. Motion passed. (20234) The Minutes of April 1, 2023 were approved without corretions. Dottie moved to accept the Minutes as written. John seconded. All in favor. Motion passed. (20235)

IV. Treasurer’s Report

The Treasurer’s report was accepted as presented.

V. Member Topics

Ron Adkins on Grove asked the Board to look at a large tree on the corner of Lexington Heights’ property. Bob Alimpich will look at it today.

Debbie B. on Lakeview shared her opinion of how important it is to maintain a green belt along the bluff. No cutting over the edge. She has copies of how to maintain and preserve the bluff. She’d like to have a budget again for bluff maintenance. She reminded the Board that maintaining the bluff has been studied for the past 37 years. Dottie reminded everyone that the parkway is owned by all residents.

The ramp has been installed. Parker took advantage of good weather for installation.

Heidi wanted to know if a tree could be planted on the playground. Two swings were cut and stolen and need to be replaced. Thanks to Heidi for raking the playground and to Kim C. for removing the leaves.

VI. Committee Reports

Section X – All membership dues and fees established by the Board of Trustees and voted upon by the general membership, which are levied on residential, commercial, or vacant property, shall be due by the first day of July each year. Dues paid after July 1 will be subject to a ten dollar ($10.00) per month collection fee. Any unit in a multi-family building constructed after January 1, 2005, shall be assessed individually for dues and fees. Dottie motioned. Don seconded. Approved. (20236)

Section 3 – No fireworks shall be exploded on property of Lexington Heights, Inc., without written authorization from the Board of Trustees. Any person(s) authorized by the Board shall hold a State permit. Dottie motioned. Don seconded. Motion passed. (20237)

Miscellaneous Section 3 – Only members in good standing shall use the boat ramp if the fee as set by the Board of Trustees has been paid to its designated representative. Diana motioned. Don seconded. Motion passed. (20238)

Article VII – Special meetings of the membership may be called by the presentation to the Board of Trustees of a petition signed by at least 40 members of the corporation or by the Board of Trustees. The membership must be notified at least 15 days prior to the meeting. Members that request a Special meeting shall pay for the expense of notifying the Membership. Dottie motioned. Diana seconded. All approved. (20239)

VII. New Business

There was a discussion about the Satinwood beach and how to repair the trenches. Bob will investigate finding someone to fill it in.

Our garbage contract is up at the end of this year. Bob will start investigating continuing our contract with Emterra. Our current contract is very good compared to what our neighboring associations are paying. This was discussed at the consortium meeting last fall. Bob will take care of contacting Emterra.

Dottie, John, and Glady will supervise the bluff trimming on May 25.

VIII. Old Business

Property signs (15) will be posted along Lexington Heights property. Signs will be placed on Yale, Walbridge, upper and lower Grove. Dottie will purchase posts.

Liz will order 50 ID stickers for golf carts.

The west door of the garage will be installed by Bob Hughes and Bob Alimpich. A new door has been purchased.

There was a discussion of how to repair the low spot by the flagpole. We need a crew to help with this project.

Don is going to replace the posts that are broken along Lakeview. Don and Lynn will walk and identify which posts need to be replaced.

IX. Adjournment
